It’s a Beautiful Day in Kilbourn Park

Kilbourn Park is a small northwest side neighborhood centered around its cherished namesake park. The neighborhood boundaries are Addison and Belmont to the north and south, respectively; Cicero to the west; Milwaukee on the northeast and Pulaski on the east.

The 12-acre community gathering place that is Kilbourn Park is truly a special neighborhood feature. It has a running track that has been around since the 1920s, a Nike turf field for soccer players, one of the city’s best playgrounds, and the Chicago Park District’s only teaching greenhouse. The latter hosts youth programs, an annual Harvest Festival, and Big Table Dinners. The park’s community garden is home to donation-based yoga classes, and both softball and basketball adult leagues play at Kilbourn.

Entertainment and Eating

Kilbourn Park Cafe, a food truck that’s parked at the park all summer and serves Mexican food.

For a small neighborhood, Kilbourn Park has its fair share of local restaurants and hangout spots. Thai Aree House at 3592 N Milwaukee Ave, near the intersection with Addison, doesn’t have a website, but comes highly recommended for their authentic food and excellent customer service. Live Wire Lounge, also on Milwaukee, offers live music four or five nights a week in a small, dark bar setting. Plus, Buenos Aires Deli, just south of the neighborhood on Cicero, is an excellent stop for Argentinian wines and traditional fare.

The Numbers

A typical commute to The Loop by rail from Kilbourn Park is about 45 minutes, door to door. To O’Hare Airport, it’s the same. By car, a typical drive to The Loop without traffic would take about 20 to 25 minutes, and a trip to O’Hare is 15 minutes, sans traffic.

Walkscore.com gives Kilbourn Park a walk score of 80, a “very walkable” rating that means most errands can be accomplished on foot. It’s also very bikeable, and public transportation options are good. Grayland is the neighborhood Metra stop, and it takes riders from Kilbourn Park to downtown. It’s within walking distance for much of the neighborhood.

According to Zillow, home values in Kilbourn Park have gone up 5.7% in the past year and are projected to go up 3.1% in the next, making it a great place to invest in a new home. The median home value in this neighborhood is about 33% less than Irving Park, to the northeast, and 14% less than Old Irving Park to the north. Kilbourn Park is a small neighborhood, and residents can easily enjoy the benefits of pricier neigborhoods nearby.

A Bit of History

The townhomes and school currently situated at the northwest corner of Belmont and Kilbourn Avenues sit on the site of the old Walter H. Johnson Candy factory, which used to be one of the pillars of the neighborhood.
